Modern "Manhattan-Style" Living, Walk Anywhere, Trendy Neighborhood, Financial District
Brickell is a dense neighborhood with a significant amount of highrises that line the streets south of the Miami River, extending south to SW 26th Road. The neighborhood’s most important contribution is the enhanced walkability and transportation, which gives this location an urban feel similar to that of NYC.
Brickell has transformed from practically nothing into an international destination and is the second largest financial district in the USA. Investors from Brazil, Argentina, Colombia and Venezuela have directed capital into Brickell’s banks and real estate, with an estimated two-thirds of demand coming from South America.
Most of the approximately sixty highrises are residential condos for sale and for rent. The tallest residential building is Panorama, which soars 85 stories into the sky and will be luxury apartment rentals starting at $2,500/month. People also notice the contemporary design of Brickell City Centre, a $1.05 Billion mixed-use development with luxury residences, high-end shopping, all types of dining, offices, and a hotel.
This neighborhood is by far one of the most pedestrian-friendly neighborhoods in the U.S. with a plethora of restaurants and bars, like American Social Club located on the Miami River. Brickell is served by the Miami Metrorail that allows easy access to and from other parts of the city. In addition, the Metromover is a free rail that avoids traffic above the streets and has 21 stations throughout Downtown and Brickell.
Renting in Brickell starts at around $1800 for a 1BD/1BA and $2300 for 2BD/2BA. When it comes to condos for sale in Brickell, the median sales price for a one bedroom is $279,000 and the average for a two bedroom is just over $500,000.
