I understand that moving can be expensive.  A lot of places on the market are privately owned condos.  In my experience, it can be a long and stressful process with up to 4 weeks for approval and 4 months of rent upfront.  The owner requires first month, last month, and security deposit upon applying to show proof of funds in an escrow account specific to the property.  Then the HOA requires a full month for amenity deposit (and some have an elevator deposit).  Usually these units are vacant and ready for move in and can not be pre-leased.  In-person interviews are required and the off-site property management can be extremely difficult to deal with.
 
 
That being said, I specifically recommend luxury buildings that offer condo-like features with a full amenity package but without the headache of privately owned listings.  These properties have straight-forward qualifications and make the approval process easy with minimal upfront costs.  Most require approximately $500-$700 for deposit and simply pay rent when you move in.  The approval process takes less than 48 hours in most cases, some with same-day approval.  Many times, the properties offer specials like one month free or they waive upfront application costs.  Maintenance is addressed promptly, including 24-hour emergency maintenance.  The management companies also have a reputation to uphold and professional on-site employees do their best to make their residents happy.  Some popular neighborhoods with luxury apartments include Downtown Miami and Brickell.
